Bay Area rents remain among the highest in the United States. In San Jose, the region's largest market, rents are up about 5.2% year over year, outpacing the roughly 1.1% statewide pace and running against a slight national decline. For owners, that mix of strong rents and low vacancy is an opportunity, provided the home is priced right from day one. Our local team sets that price with current comps, then markets and screens to fill it fast.

California Rent Increase Laws

What owners should know about the statewide cap under the Tenant Protection Act (AB 1482).

The AB 1482 Rent Cap

5% + regional CPI
capped at 10% maximum per year

California's Tenant Protection Act limits most annual rent increases to 5% plus the regional change in the Consumer Price Index, never more than 10% total in any 12-month period, whichever is lower.

Example: a home renting at $3,000 per month can rise by at most about $300 a year (roughly 10%).

Is Your Property Exempt?

  • Homes with a certificate of occupancy issued in the last 15 years
  • Most single-family homes and condos, when the owner is not a corporation or REIT and gives proper written notice
  • Some deed-restricted affordable housing
  • Some cities set stricter local limits, so always check your city's rules
