First, We Meet for Your Property Evaluation
We’ll head to your property, where we’ll meet with you for a tour. During this time, we’ll make suggestions for repairs or improvements that will help you get the highest rent, and determine what an appropriate rental rate will be. We’ll discuss the pros and cons of guidelines you may want to include in your lease, like smoking and pet restrictions. We’ll also install a lock box, so we can safely maintain your property.
Then, We Start Marketing
After all the papers are signed, we go into your property and clean it from top-to-bottom, making any last-minute repairs along the way. Afterwards, we take professional pictures and create a property write-up, which is placed into syndication on over 200 rental websites. We use the materials to spread the word using social media, and we advertise with print publications and using flyers. We also spread the word to local realtors, and we’ve partnered with top tech firms to ensure high quality tenants.
We are available to show your rental seven days a week, and we provide each prospective applicant with a thorough application.
How We Handle the Application Process
We thoroughly look into every applicant, performing various checks, including a background check, a credit check, and a reference check with former landlords and employers. We bring all gathered information to you, so you can make a final, educated decision.
When it’s Time to Move-In…
First, we keep your unit on the market until we have received a security deposit. This is for your protection, so you never have unnecessary vacancy.
Our legal team draws up a binding leasing agreement, which we review with the tenant. We also go over any terms and guidelines specific to the property. After signing, we provide the tenant with login information for the Intempus Realty Tenant Portal, collect the first month of rent, and ensure the tenant has procured renters insurance. Then, we head to the property where we do a walkthrough and the tenant signs a Statement of Condition.
Then, We Collect Rent
Throughout the tenancy, we receive all rent payments by the due date specified in the lease. Anytime a payment is overdue; we contact the tenant to make payment arrangements. When applicable, we enforce late fees. If necessary, we dispense pay or quit notices.
Throughout the Year, We Perform Inspections
Each year, we perform an inspection of your entire property. We determine any safety hazards, code violations, lease violations, and repair needs, and provide you with a detailed document reporting our findings.
We Also Take Care of the Books
For some, accounting is the least fun part of any business. Fortunately, we have a team of number lovers who can’t wait to get a look at your books. We provide all property management accounting services, including making payments on your behalf. We keep thorough records of all credits and debits, providing you with detailed reports at increments throughout the year. At tax time, we give you all the documents you need, and suggest deductions you may qualify for.
Maintenance is Our Job, Too
To get the most out of your property, we create a detailed preventative maintenance plan, so we face minimal surprise repairs. With that said, we know emergencies happen, so we provide you and your tenant with a 24-hour repair hotline. Whenever something goes wrong, we’ll always provide you with an estimate as soon as possible. Our trusted network of contractors, combined with our in-house team of maintenance professionals, make value and quality workmanship their top concern. Throughout the process, we act as a general contractor, supervising and managing all work.
And, then it’s Time to Move-Out
Once your tenant has completed their lease terms, we step in to manage the move-out process. We thoroughly inspect the unit and provide you and the tenant with a property condition report. If necessary, estimated damages are included within the report. At this time, we return the remaining balance of the security deposit, minus any fees for repairs. Those fees are provided to you, or we utilize them for said repairs. Next, we clean and repair the unit, re-key the locks, and begin the process again!
