In a recent article, The Mercury News announced that tech company Roku has signed a lease for new office space in San Jose, where the company’s headquarters will soon be located. According to the official lease on file with the SEC, the new office space spanning four separate buildings and located in the Coleman Highline complex near the city’s international airport.
This massive deal was arranged through brokerages Newmark Knight Frank and CBRE. Interestingly, the new lease includes 472,000 square feet of office space; in addition to relocating, it appears that Roku is also expanding, as the company’s current headquarters in Los Gatos is only 200,000 square feet.
Based on standard calculations to determine how many employees can fit in the new office space, it’s possible that Roku may be planning to employ as many as 2,300 workers in this new location.
In addition to the four San Jose buildings Roku is currently moving to, the filing also disclosed interest in three other buildings, should they become available. The documents state, “We shall have a right of first offer to expand into (1) any space that becomes available in the remaining portion of Building 2, (2) that certain project building located at 1143 Coleman Ave and (3) if constructed, that certain project building located at 1179 Coleman Ave.”
Between this deal and the similar 8×8 lease, Coleman Highline is now becoming one of the most successful office development in the South Bay.
It’s also worth mentioning that this move is not the first of its kind; a number of other large tech companies have also expressed interest in expanding operations to San Jose this year. Some of the better-known names on this list include Hewlett Packard Enterprise, Bloom Energy, 8×8, and even Idaho-based Micron Technology.
Downtown San Jose is also experiencing an influx of activity, with companies like Adobe and Google setting sights on the area as well. For those who haven’t heard, Google will be creating its own community of office buildings, residences, restaurants, shops, and other amenities in the area surrounding the Diridon train station. In addition, Adobe will be expanding its current campus with the building of a new office tower.
