The city of Fremont’s dream to develop a bustling downtown is taking shape. City planners just approved a plan to build 275 new, market-rate apartments, according to an article in The Mercury News. The apartment complex will be built at the corner of Walnut Ave. and Liberty St., which is currently a vacant lot.
The complex will include ground floor retail spaces comprising 2,245 square feet. And the residences will be comprised of 59 studios, 125 one-bedroom units, and 91 two-bedroom units ranging in size from 556 to 1,429 square-feet. There will also be a six-story parking garage.
The new complex will be adjacent to the Paragon Apartments, which is a four-story building with a total of 301 units and a 17,000-square-foot civic park, in addition to a five-story parking garage.
Fore Property Co., a national developer with offices in Los Gatos, will develop the property. Mark Pilarczyk, a spokesman for the company, said construction could take about two years.
David Wage, a senior Fremont city planner said that once Fore Property gets all of the necessary permits, they can begin building. It’s expected that the complex will be fully operational by mid-year 2021.
More Foot Traffic to the Downtown Area
The new complex fits well with Fremont’s Downtown Community Plan, which was approved in 2012. The plan outlines Fremont’s city goals of creating “a vital commercial core as the center of the community,” and to turn “an underutilized area into a sustainable, vibrant, pedestrian-oriented mixed use destination.”Central Fremont is comprised of a 110-acre area that’s bounded by Paseo Padre to the east, Mowry Avenue to the north, Fremont Boulevard to the west, and Walnut Avenue to the south.
The new complex will be conveniently located about half a mile from Fremont BART and AC Transit. With short walking distances to public transportation and shopping, it’s hoped that the convenient location of the new complex will add to the vitality of Fremont’s budding downtown scene.
More Development in the Works for Fremont
In addition to the new Walnut Ave. and Liberty St. complex, three more mixed-use projects are in the works near Fremont’s civic center. The new properties will comprise 18,000 square feet of commercial space and hundreds of new residences.
One proposal that’s been submitted involves razing the Fremont Bank building at 39150 Fremont Blvd. and replacing it with 250 new apartments and 5,000 square feet of commercial space.
In addition, Fremont will soon begin construction on new community center on State St., near the Capitol.
And this is just the beginning of a bolder plan. Fremont also hopes to overhaul its civic center with a new, 175,000-square-foot administration building once more funds become available.
