This Intempus Ohio management is terrible. They don’t have an intent. They don’t acknowledge any complain you make. The manager calls me and tells me that I should be more polite and that my complaints are unwarranted for. They don’t care about your property or you, they give you a tuesday update which has no real use and if asked for frequent updates they say that they have other properties to handle. My problem is they don’t work with your or suggest you on next steps, it is like you have to be behind their back to do things. They lie if required to your face but don’t acknowledge their problems and messups.
In my case I asked to reduce the price since the property is not rented for 2 months and then they increased it and when asked why they blame if on me saying that I asked them to increase it and they don’t agree that they messed up. Likewise, they really dont acknowledge any problem or complain and never agree that it is their mistake and on the contrary the manager says that I should be thankful and appreciate them for their efforts while they keep messing up and while I am bleeding paying my mortgage.
And now they are asking me if I want to sell the property over, a proposal to which I disagreed. When asked for cancellation of contract. They are holding my property hostage and asking me to wait until some contract term while I am bleeding and these guys are being irresponsible.
Stay away from these guys, there are many other people in the market who can rent it out at a much cheaper price and handle your property better.
Darryl has been my main contact for my new location! I have lived in the same home for 10 years, so moving has been a new experience for me. He has made it so seamless. He is always available for when I need him to answer questions or guide me. The viewing of the apartment was effortless! It was nice that it was a self guided tour. I could take my time and really look at things! The signing of the lease is all digital and easy to save those documents to your phone. Thank you so much Darryl for making me feel important and reassuring me of all my nervousness!

I have been in a rental unit since the end of July 2024, in Summerville, South Carolina. There have been three separate instances of water incursion in my unit. Each time, I reached out to the property manager, and she did nothing. As I write this review, I am in the middle of the third water incursion instance, with my hot water heater leaking into the unit. I texted the property manager this morning, and called the emergency maintenance number, but nobody has responded to me. The hot water heater is still leaking into my unit, and I am assuming the property manager will do nothing until business hours. I cannot wait to get out of here, and will never ever consider renting any property managed by Fyve in the future.
Update on 2/19/25: the property manager ended up handling this herself, so I do retract the negative comments in the previous review. It would certainly be nice if Fyve didn’t leave the entirety of the complex to handle on her own; it’s unbelievable that Fyve seems to leave her to be responsible for the property 24/7, 365 days a year. If she has other support, there’s zero contact info to be found anywhere. I was admittedly frustrated with her initially, but now I’m realizing that she seems to be left on her own…
I am a owner that unfortunately has to sell my property. My property has been managed by this company and its predecessor for 5 years. There has been ups and downs but overall a very easy experience for an owner who lives out of state at a very favorable management fee for owners. A special shoutout to Liz Nelson for working hard to get rentals rented out quick.
For those that are renters, their response is quick and I am sure they are attentive to renter's needs and provide the best housing situation possible!

FYVE have done an excellent job of taking care of me and my children. Due to everyone buying houses and selling their homes me and my kids had 30 days to move out of our previous home we had lived in for 3 years. I contacted FYVE (more specially Jessica) and they helped me right away. It was a minor struggle to get in contact with them but when they did I felt that I was their top priority. Because of my short notice of moving out of my previous home they made it their personal problem to help me get into this beautiful home I am now renting through them. So if you want to rent a home where the people actually care about you contact FYVE. They are amazing and I am so grateful for them. Thank you guys again
I moved into my new place about a week and a half ago to some unforeseen issues. Jessica with FYVE has been very responsive and helpful to get all of the problems taken care of, even on weekends.
My fiance and I were looking to move to the Knoxville area. We got in touch with Jessica and she was super nice and accommodating! We found creative solutions for every small hurdle and she was great with communication. 10/10, will recommend!

I was looking for a rental apartment and found one in downtown Knoxville. I had the good fortune to meet Regina Eubanks who is the realtor that was managing the property. She is amazing, she is so kind and it’s obvious that she love her career. She is always offering to help in anyway she can, if I had a question she would respond quickly, always available, if the apartment needed something it was addressed immediately. Whether you’re an owner needing someone to manage your property or looking for property to rent or manage I don’t know of anyone better than Regina. I Highly recommend her. Thank you Regina.
My husband and I use this company for our rental properties. They are efficient in finding good tenants, and they make sure all aspects of the process are handled timely. Regina specifically is the property manager we work with. She's very kind, efficient and overall just an amazing person to work with. Her communication is great and she truly wants to help out the property owner and tenant alike. We couldn't imagine working with anyone else!

When I moved to Nashville I had to do so within a week for a new job, and Fyve made touring units, the application process, and approval quick and easy so I was able to move in fast that next week. Anytime a maintenance issue came up it was fixed either the same day or the next. Not to mention the maintenance crew is so incredibly kind, one time they needed to enter while I wasn’t home and they made sure to put my cat in another room so he didn’t run out the front door. You don’t get that kind of service everywhere! Security deposit was returned quickly when I moved out. If I wasn’t leaving Nashville I would absolutely continue renting properties with Fyve. I can’t recommend them enough!

Lived here with a roommate for two years. Not really understanding all the one star reviews. Yes there were a few things that weren’t desirable at first but overall I didn’t have anything just terrible that made my living there bad. They also were willing to work with me and changing the occupants when my mom may have needed to move in when my Dad passed. The staff have been a hit or miss as far as timely communication esp with Jason at first but he left the company. Overall all were nice. The walkthrough at end was quick and not stressful and the owner was very nice and professional. My biggest thing was I do think some of the properties are overpriced but I know that has to do with the owner as well. Everyone thinks their house is worth XYZ and better than what it is. Also as you are seeing more and more ppl having to roommate bc Nashville is dumb expensive, having a deposit return friendly system for roommate style contracts is a must . And it can be done but may take extra manning and work and maybe some difft software. I would have def been interested and been ok paying few more dollars a month knowing I wouldn’t have to unnecessarily fight for MY own money back. Bc unfortunately when we ended lease my roommate attempted to steal my portion which was 1800 plus dollars and bc she paid the deposit as she moved in a few wks before me I had no recourse. Luckily I was able to get my money back eventually…But that was a childish headache that could have been avoided.
I would rent from them again, but only as a solo tenant.

The online owner's portal shows all your information from bills, draws, and income statements while also being easy to navigate. They do a great job screening tenants and have been quick to reply to any concerns I might have. Having had experience using other management companies in another state, I am happy to give FYVE 5 stars.

We are at the point of deciding either to renew our lease or do month-to-month, and I thought to look at Fyve's review again to see if people have anything to say about them regarding their month-to-month plan. I was a little surprised to see they have racked up a lot of negative reviews since we moved in almost a year ago.
Fyve have been quite good to us at fulfilling their responsibilities. They responded relatively quickly to maintenance issues and we have never been charged anything (our maintenance issues were not our fault). Maybe it's due to our landlord that they are managing for...either way, we really don't have pertinent issues with them.
